Who Will Benefit?

Existing Homeowners

Many are ‘upside down’ and are either in default or thinking of walking away due to the lack of equity. They live in fear of being judged by the word foreclosure, worry about default judgments, IRS issues and whether or not there ever will be ‘another day’.

Handled with professional advice from all sides these families are finding that they can move into a similar, or better yet, nicer home and owe half of what they do on their current home.

If they follow the guidelines, AmeriFirst will assist them in locating a new home and allow them to rent to own it immediately. All documents will be recorded, all monies will be held in escrow and the family will never again have to wonder ‘will I ever own a home again?’.

Buyers ‘Qualified’

Buyers are competing against cash investors and in the off chance they are not, many properties will not pass the FHA appraisal process due to the propertys’ condition.

Once approved by AmeriFirst, these buyers will be allowed to have AmeriFirst make cash offers on the properties.

Should AmeriFirst obtain the property, the Qualified Buyer will be given 1^st right of refusal to acquire the property through AmeriFirst portfolio lending or FHA.

Buyers ‘in the process’

Many buyers are 2 – 8 months away from repairing their credit, saving the necessary funds to close, documenting income, but do not want to miss out on the unusually low prices our homes are selling for.

Oddly enough, they are currently paying 20 – 35% more in rent than they would be if they could wave a magic wand and become FHA qualified today.

For these folks – we grant them 1^st shot at the existing inventory. They are allowed to ‘rent to own’ with an end date (typically 12 – 36 months) to finish doing what they need to do to obtain either our portfolio lending or an FHA loan.
